Our team will co-ordinate all enquiries on your behalf, arranging and accompany viewings with prospective tenants. We recommend you keep your property as a blank canvas for prospective tenants by keeping the space clean and clutter-free. As standard, a member of the Charles Faye letting team will accompany the prospective tenants on all viewings on your behalf, however if you choose to host the viewing yourself remember to highlight all the good points that aren't immediately obvious, such as friendly neighbours and in-built storage.
Our top tip: If you are decorating your property keep it simple, don't let your personal taste put off potential tenants.
Finding the right tenants
After having the opportunity to see the property, we can discuss what kind of tenant you envisage living there. For example, a family may be more attracted to a house with a garden, whereas an apartment would potentially better suit a single professional. During this discussion, we will identify what qualities you are looking for in your tenant, for example smokers or tenants with pets.
Deposit Protection Scheme
As a letting agent, we’ve got a lot of responsibilities.
All deposits by law must be held in an independent account, this is to protect both the tenant and the landlord in the event of any dispute at the end of the tenancy. We are registered and use the services of The Deposit Protection Scheme (DPS), authorised by the Ministry of Housing, Communities and Local Government to provide tenancy deposit protection in England and Wales.
If you’re a landlord who’s taken a security deposit for a new tenancy, you must protect it with a government-approved deposit protection scheme, such as the DPS within 30 days of receiving it.
